The City of Irvine has given the green light for the development of 11 acres dedicated to grocery-anchored retail, shopping, and dining near Cypress Village. Since its debut in 2013, Cypress Village has offered a variety of homes in close proximity to many of Irvine’s attractions. The village is nearing completion with the final phase of the Avella apartment community. This phase will maintain Avella’s signature low-rise, 3-story design, and will include 313 new apartment homes on an 18-acre site adjacent to SR-133.
The development will feature cypress and olive trees along Sand Canyon Avenue and Great Park Boulevard, providing the lush, landscaped setbacks that characterize Cypress Village. Plans also include a new neighborhood park, swimming pool, and tot lot, along with easy access to recreational amenities at the Great Park, the Jeffrey Open Space Trail, and Cypress Village Community Park. Additionally, four acres of the development will be allocated to the Irvine Community Land Trust to support affordable housing initiatives.
Residents will benefit from nearby shopping options at Cypress Community Shopping Center and Woodbury Town Center, with Irvine Spectrum Center just under three miles away. Moreover, the City’s approval of 11 acres for retail, shopping, and dining at the southern end of Great Park Neighborhoods, situated less than a mile from Avella, further enhances the convenience and appeal of the area.
